Once under contract to purchase a home, you should promptly book a general home inspector to inspect the components of the home: roof, heating/cooling systems, plumbing, electrical, exterior, etc.
Booking promptly after going under contract on a home will allow for time to schedule other home specialists if a problem is found, such as an electrician, roofer or plumber.

Inspectors charge different rates so do your due diligence in price shopping. Payment is due directly to the general inspector at time of booking or at the inspection so have form of payment ready.
Testing for radon levels, if you so desire, will be an additional charge as well. In Northern Colorado, some areas have elevated levels of radon, a naturally occurring radioactive gas. This inspection is an appointment between the inspector, the home and you. It is a wonderful opportunity for you to become acquainted with the home. The general inspector is in charge of booking his own appointment time and access code to gain access to the home.
